A penthouse with a private pool near the ancient Huaca Pucllana pyramid
This four-bedroom, three-and-a-half-bathroom duplex in the center of Lima has been owned by a daughter of the 20th-century Peruvian statesman Celestino Manchego Muñoz since the building was constructed in 1970. Now in her 90s, she lives in the other penthouse atop the building, and has been renting out this one for as much as $1,100 a night.
Set on a busy block in Lima’s lively Miraflores district, the 13-story building is three blocks north of the Huaca Pucclana, a complex of ancient Incan structures whose museum and grounds are among Lima’s most popular tourist sites. The neighborhood is known for its eateries and cafes, with favorites including the Carnal steakhouse, modern Peruvian spot Xoma, and Huaca Pucclana’s on-site restaurant, whose floor-to-ceiling windows overlook the archaeological site.
Lima, Peru’s capital city, lies on the country’s Pacific Coast. Miraflores’s cliffside boardwalk is about two miles west of the apartment. Jorge Chavez International Airport is about 15 miles northwest.

Indoors: Working with Lima architect Andrea Vera Villa, the owner spent more than $400,000 to renovate this apartment over the past two years. The hard-carved front door opens to a great room that comprises living and dining areas and a backlit bar with a white countertop and black shelves. A marble-encased fireplace anchors one side of the room. A guest bathroom on this level has marble floors and fixtures.
The kitchen has been remodeled with white quartz countertops, stainless steel appliances, an island with a cooktop and a dishwasher (which is rare for a Lima apartment). A wing opposite the kitchen has three bedrooms. The principal bedroom has an en suite bath; the other two bedrooms share a bathroom. The sleeping quarters have large windows with city views.

Buying property usually involves paying a 3 to 5 percent broker commission, a 3 percent transfer tax (known as the Alcabala) a 0.1 to 0.25 percent notary fee, a title transfer, and 1 percent for a lawyer, if one is engaged.

Located in Chacarillo, a suburb in Lima’s eastern Surco district, this five-bedroom, five-bathroom house was designed by the owner and built in 2015. The home is near several malls, including Jockey Plaza, Lima’s largest shopping center, and the smaller, more upscale El Polo. A Peruvian military building known as the Pentagonito, or “little pentagon,” is two miles north of the house; its surrounding parks and paths are popular with local fitness buffs.
San Isidro, Lima’s central business district, is about 10 miles west. The home is close to several of Lima’s main thoroughfares, including busy Avenida Angamos and the Pan-American Highway, which runs from Alaska to Chile.
